TITANIC HOTEL BELFAST

TITANIC HOTEL BELFAST

BUSINESS: Acquisition and renovation of Boutique Hotel

​

PROJECT SIZE: £16.25m

INVESTORS: Individual HNW investors (average c.£250k/investor)

Located on the site of the largest waterfront development in Europe – the Titanic Quarter – the building is the former headquarters of Harland & Wolff, designers and builders of the Titanic, one of the most famous ships in history. The existing 3 storey building has been refurbished to create an 84 bedroom high quality boutique hotel.

 

Investors were also allocated capital allowances claimed by the LLP under the statutory BPRA regime, which was a government incentive introduced to encourage the renovation of empty commercial buildings in disadvantaged areas in order to stimulate business activity.

 

Taurus Asset Finance began fundraising in December 2015 and renovation of the building began the following month. The renovation works were completed over the summer of 2017 and the hotel opened on the 10th of September 2017.

 

The Titanic Quarter is being redeveloped both as a celebration of the area’s heritage and as a multi-use business and leisure zone, which includes the Titanic Film Studios (where Game of Thrones is filmed), a science park, a residential development and the Titanic Exhibition – where visitors journey through the history of the Titanic.

STELLIUM DATA CENTRES

BUSINESS: Acquisition and development of 2 tier III data centres

​

PROJECT SIZE: £250m

INVESTORS: Individual HNW investors (average c.£360k/investor)

Stellium Data Centre 2 (DC2) and Stellium Data Centre 3 (DC3) are Tier III state of the art data centres situated in the north-east of England on Cobalt Park, the UK’s largest office park, which covers 1.5 million sq ft and is home to some of the world’s leading companies.

 

Both data centres were designed with a priority of sustainability and are rated “Outstanding” by BREEAM (the world’s foremost environmental assessment method and rating system for buildings) – with DC2 winning the 2013 BREEAM Data Centres award.

 

Construction of the buildings was completed in the first half of 2013 and both data halls utilise independent and dedicated M&E (Mechanical and Electrical) infrastructure to provide bespoke solutions to tenants and ensure the facilities can be scaled and operated as efficiently as possible.

 

Taurus Asset Finance introduced the Cobalt opportunities in the first quarter of 2011 and the full fundraising was completed within 3 months, allowing the developers and designers of DC2 and DC3 to realise their award winning designs, and giving investors the opportunity to participate in the success of these exciting projects.

BUSINESS: Development and exploitation of next generation haptic and sound technology

​

PROJECT SIZE: £40m

Redux Labs is an award-winning UK technology business creating products and bespoke systems that enable customisable, high-resolution haptic feedback and speakerless surround sound audio.

 

The technology is based on patented wave bending techniques that accurately control sub-sonic and sonic waves across a flat or curved surface. This creates a high quality loudspeaker or delivers a customisable haptic effect to a specific coordinate on the device.

 

The technology has been created for mobile and consumer devices, home appliances, automotive and aerospace applications but can be tailored to almost any bespoke application.

 

Redux Labs began trading in early 2013 and rounded off its first year by winning the Product Innovation Award (sponsored by Avnet Electronics Marketing) at the Elektra 2013 Awards for its Haptic Touch Device.

 

Taurus Asset Finance completed its last round of fundraising in March 2016.

SHEFFIELD INSTITUTE OF ARTS

SHEFFIELD INSTITUTE OF ARTS

SECTOR: Real Estate - Commercial

BUSINESS: Acquisition and renovation of iconic city building

​

PROJECT SIZE: £8m

​

INVESTORS: Individual HNW investors (average c.£580k/investor)

The Fitzalan Square project involved the acquisition, renovation and conversion by a limited liability partnership of the old Head Post Office in Sheffield into educational facilities for Sheffield Hallam Universities’ Sheffield Institute of Arts.

 

Investors were also allocated capital allowances claimed by the LLP under the statutory BPRA regime, which was a government incentive introduced to encourage the renovation of empty commercial buildings in disadvantaged areas in order to stimulate business activity.

 

Taurus Asset Finance completed fundraising in April 2013 and renovation of the building began the following month.

 

The renovation works were completed in accordance with the planned timetable, with handover and tenant fit out completed Q1 2016.​

REHBERG RESORT

REHBERG RESORT

Rehberg Resort is a new 5 star spa and hotel resort in Northern Germany that is currently in development.

 

Located in the tranquil Harz Mountains, the existing site and buildings are being transformed to become a high-end resort comprising 194 hotel rooms, spread over an area of 44 hectares, it is expected that the hotel will be operated under the Autograph Collection (part of the Marriot Group).

 

The Rehberg Resort is seeking to set a new standard for the German hotel and health market, combining a focus on both health and lifestyle to achieve a unique experience for the growing target group of health conscious guests in Germany and abroad.

 

Taurus Asset Finance has formulated an innovative funding structure for the owner/developer of the Rehberg Resort.

ULTIMATE BRAIN

ULTIMATE BRAIN

Ultimate Brain is a science quiz show that tests intuition and spontaneous thinking through a series of mental challenges.

 

It is an adaptation of a successful Japanese quiz show which has been produced and financed in conjunction with the BBC.

 

The series of 10 shows has been produced by Zig Zag Productions and was broadcast at 9.00am on Saturday and Sundays.

 

The programme is set inside a giant brain shaped studio and is presented by Dr. Brain, the quizmaster who will test the contestants’ science knowledge.

 

Two teams (one children’s team aged between 10 and 12 and one celebrity team) battle it out to see who can solve puzzles and overcome challenges – which not only often provides hilarious results, but also has an educational aspect.

 

Taurus Asset Finance (through its media division Future Films) has previously worked on successful projects with Zig Zag Productions and was delighted to be involved in the new “Ultimate Brain” project.

Taurus Asset Finance (through its media division Future Films) formulated an innovative funding structure: Spotlight Productions.

 

Spotlight is a series of UK Partnerships giving corporates entities the opportunities invest in a limited liability partnership (“LLP”) alongside the Future Film Group, a leading international film group, to participate in major Hollywood films. Investors participate in the LLP profits generated by these films and also benefit from significant downside protection.

 

Films that Spotlight Productions provided services to include:
